Have you ever asked any of the following questions related to property?
  • How can I stack a deal?
  • How can I finance this?
  • How can I get more motivated sellers?
  • How much is it going to cost to Refurb?
  • Should I do a Multi Let?
  • Do I go for the low or high end HMOs?
  • How do I negotiate this change?

Our faculty members have been asking, then answering those questions for years, some for decades. Successful property Investment is about experience, knowing when to walk away, when to switch strategies, and when to get help. If you are a 1 strategy investor, then watch out. If that strategy doesn't stack up in your area, then you can't invest in property - OR SO YOU THINK!

There are 2 ways to get experience - HARD KNOCKS which we don't recommend, or listening to others.

So let's start with the first question - Is property still a good investment?

During down turns in the Market, the sophisticated investor will buy from the amateur and Wealth will be transferred. In a property crash, valuations may drop as much as 20 to 25%, but never will it go to zero, unlike stocks, that can simply disappear off the face of the earth.

The secret is cash flow. If you have cash flow, then you can sit any recession out until the next upturn. The sophisticated investor will acquire as much experience from other people as they can and then take action.

The important point here is LEARN and take ACTION

This mentoring site is filled with the cumulative experiences of the faculty members - John Lee ( Buying below market value, Negotiation and NLP), Simon Zutshi ( High end HMOs and personal development), Jim Haliburton ( the HMO daddy ), Dennis Coote ( The Refurbish master ), David Kyte ( SEO and Google PPC specialist, and USA Investor) and Alistair Cooper ( The Planner ). We are working hard at expanding our faculty membership to cover additional areas. We are here to help you build your property portfolio using the strategies that are right for you. Come in and join us.
